Kaiya vs Alys Beach: Same Architecture, Different Way to Live

Kaiya vs Alys Beach: Same Architecture, Different Way to Live

  • October 24, 2026

The short version

Kaiya and Alys Beach sit right next to each other on the east end of 30A and share the same clean, white masonry look, partly because the same architecture firm, Khoury Vogt, has shaped both. The difference is scale and pace. Alys Beach is a 158-acre town with a town center, restaurants, shops, a wellness center, and a homeowner beach club. Kaiya is under 30 acres, newer, and run more like a private resort, with its own club, a Gulf-side infinity pool, and an in-house rental program. Choose Alys Beach if you want to live inside the action. Choose Kaiya if you want to be next to it and go home to something quieter.

Kendall gets this question in her DMs more than almost any other: what is the difference between Kaiya and Alys Beach? Drive past on 30A and you would be forgiven for thinking they were one place. White walls, clean lines, the same serious approach to design.

They are two separate communities with two different ideas of what a beach town should feel like. Kendall Hood and our team sell on both sides of that line. Here is how Kaiya vs Alys Beach actually compares on size, architecture, amenities, rentals, and price, plus the honest tradeoffs and who each one fits.

Kaiya vs Alys Beach: What's the Difference? | 30A Real Estate Kendall Hood of The Kendall Hood Collection at Compass explains the difference between Kaiya and Alys Beach, two neighboring communities on the east end of 30A, from Fonville Press in Alys Beach.

02

Why Kaiya and Alys Beach look so alike

They look alike because they share a design lineage. Khoury Vogt Architects are the longtime town architects of Alys Beach, and the same firm has designed specific residences at Kaiya, including its row houses.

Alys Beach set the standard first. Every house there must be white, built of masonry, and organized around courtyards, with influences that run from Bermuda to the courtyard homes of Antigua, Guatemala. If you love that side of it, our guide to Alys Beach architecture goes deep.

Kaiya borrows that discipline and softens it. Its homes use light masonry with warm wood and deep porches, a little more relaxed than Alys Beach's strict white courtyard grid.

Kaiya and Alys Beach share an architect, not an identity.

Is either one built to a higher storm standard?

Alys Beach is the one with the headline credential. Per BD+C, it was the first community in the world to require that every home meet the IBHS FORTIFIED Home standard, a construction program from the Insurance Institute for Business and Home Safety designed to reduce wind and storm damage. For Kaiya, ask the builder for the construction specs on the specific home.

Does the architecture affect insurance?

It can. A FORTIFIED designation may qualify a home for wind insurance discounts in Florida, but the amount depends on the carrier and the home. Talk to a licensed insurance agent before you assume a number.

03

Alys Beach is a full town with a town center

In the video, Kendall sums it up: "Alys is much more established, has a lot more going on. Think town center, think shops and restaurants." That is the whole case for Alys Beach.

Development began in 2004 on 158 acres the Stephens family bought at auction in the 1970s. The community is named for Alys Robinson Stephens, and it was planned by Duany Plater-Zyberk, the firm behind Seaside and Rosemary Beach. Two decades in, it has the depth of a real place.

Homeowner amenities, per alysbeach.com, include Caliza Pool and Restaurant, the 15,000 square foot ZUMA Wellness Center and racquet facility, The Silva event space, a private Gulf-front beach with dune walkovers, and a Beach Club the community describes as exclusive to homeowners. The town center adds Fonville Press, where we filmed the video, plus restaurants including Indaco and O-Ku. Events like Alys Beach Crafted and Cars of 30A bring the whole coast to its streets.

04

Kaiya is a small private resort next door

Kendall's take: "Kaiya's much smaller, much quainter. It's kind of a respite from all the fun things that are going on in 30A." You can walk or bike next door to Alys Beach, then go home to something with far fewer people in it.

Kaiya was developed by Jason Romair and Romair Construction, with master planning by PLACE Alliance. Every published account puts it at under 30 acres, with most residences north of 30A and a small beachfront strand south of the road.

The center of Kaiya life is the Kaiya Club and its Gulf-side Beach House, with a seaside infinity pool and roughly 250 feet of serviced beachfront with chairs, umbrellas, and towels. Kaiya also runs hospitality-style programming, including the Omaire Gallery and a cafe. Homes come in several collections: Gulf-facing villas on the Strand, wooded villas in the Preserve, row houses, and condominium residences.

Most homes at Kaiya sit north of 30A. That makes the Beach House the real Gulf connection for most owners, so walk the route from the specific home to the beach before you buy.

05

Rentals, dues, and price in Kaiya and Alys Beach

This is where buyers get surprised, so we will be direct.

Can you rent your home in Alys Beach or Kaiya?

Yes, in both, with conditions. Alys Beach rentals run through the community's own vacation rental program, and a March 2026 SoWal.co buyer guide reports that owners cannot use an outside manager. Kaiya also operates an in-house rental program for its villas, row houses, and condominiums. In both cases, owners need a Walton County vacation rental certificate. Read the current rental terms for the specific property before you write an offer.

What do HOA dues look like?

Plan for them to be meaningful. The same SoWal.co guide puts Alys Beach quarterly dues at about $3,097 for a standard courtyard lot, plus a capital contribution at closing. Kaiya's association costs vary by home type, and Kaiya Club terms are separate. Get both numbers in writing for the exact home.

How do prices compare?

Alys Beach sits at the top of the 30A market. In May 2026, 53 Sea Castle Alley sold for $28M, which the listing agent called the record for Alys Beach, per Homes.com News (June 4, 2026). Kaiya offerings started in the low $3M range for select row and club residences, per a February 2026 Spears Group summary. Inventory in both is thin, so a few sales move the averages a lot. Ask us for the current MLS numbers before you set a budget.

The tradeoff in one line: Alys Beach costs more and gives you a whole town. Kaiya gives you a private club next to that town, with fewer neighbors and fewer things to do inside your own gates.

06

Who should choose Kaiya, and who should choose Alys Beach

After enough of these conversations, the pattern is clear.

Alys Beach

Alys Beach tends to fit buyers who want the town: coffee at Fonville Press, dinner on foot, the wellness center, events on the calendar, and a long track record behind the price. It is also the stronger fit for buyers who value the FORTIFIED construction standard and a mature, fully proven community.

Kaiya

Kaiya tends to fit buyers who want privacy and service. Think second-home owners who like a club setup, a staffed beach, and a rental program that handles the details, and who are happy to stroll next door when they want the energy of Alys Beach.
