Twenty years of trust, and a record on the Gulf

Situation

Kendall has worked with this buyer for more than 20 years. Across two decades they bought and sold condos, homesites, and commercial property together along the Emerald Coast. This time the brief was different: a legacy Gulf-front family home, the one that stays in the family.

Strategy

Kendall represented the buyer on a newly completed 2024 residence with roughly 67 feet of direct Gulf frontage. The seller was represented by The Spears Group, making this a Compass-to-Compass collaboration, and both sides treated an ultra-luxury closing as one problem to solve rather than two positions to defend.

Result

The highest Gulf-front sale on this stretch of Scenic Highway 98 in Destin, and a new ceiling other sellers will price against. Six bedrooms, seven baths, a Gulf-front pool, an elevator, and Gulf views from all three floors. The home closed in March 2026 for $10,094,000. The price made the headline. The 20-year relationship made the transaction.

A search that stalled for months, under contract in one week

Situation

A family relocating from Cincinnati to 30A had been searching for months with nothing to show for it. The home they wanted never showed up on the public search sites. They were referred to Kendall after the process stalled entirely.

Strategy

Kendall went to her relationships instead of the search results. Decades of local connections surfaced the right opportunity inside the gates of Watersound Camp Creek, and she walked the family through every step of an out-of-state relocation before negotiating the purchase.

Result

Under contract within one week of working together. A custom John Williams home with Watersound Club access, a heated pool, and the indoor-outdoor plan a family that entertains actually uses. The home closed in September 2025 for $4,250,000. Months of frustration became a move.

Strategy

Kendall connected the client with cost segregation professionals to explore potential tax advantages, then evaluated the property as an investment first and a home second. Local market expertise carried the rest of the purchase, from pricing context to how far the walk is to Barrett Square, the town center that sets value in Rosemary Beach.

Result

A prime Rosemary Beach home with a carriage house, strong rental potential, and a purchase built for long-term appreciation rather than a good weekend. The home closed in August 2025 for $2,900,000. Out-of-state buyers get the same read a local would.

Situation

A Texas agent searched online for a top real estate agent in Santa Rosa Beach, found Kendall, and sent the referral. The seller was liquidating her Emerald Coast holdings and needed representation she could trust from another state.

Strategy

Kendall built a pricing and pre-market plan for the property, then used Compass Coming Soon to generate exposure and demand ahead of a traditional MLS launch. The point of pre-marketing is not secrecy. It is finding the right buyer before the clock starts.

Result

Multiple offers arrived during the pre-marketing phase, and the home sold off market without a full-market launch. Originally the 2015 Coastal Living Idea Home, it sits on an oversized quarter-acre lot in Old Seagrove with a private pool and no HOA. The home closed in July 2026 for $2,250,000.

Situation

A Nashville real estate agent trusted Kendall with the sale of her own 30A property. Work started months before the listing, across several pre-listing consultations covering finishes, light fixtures, furnishings, and the updates worth making before a buyer ever walks in.

Strategy

The home launched as a Compass Coming Soon on July 10, 2026, and went under contract four days later, still in pre-marketing and before it reached the MLS. That first contract carried a buyer home-sale contingency, so Kendall negotiated a kick-out clause that protected the seller and kept the property positioned for something stronger.

Result

A backup offer arrived on July 23: all cash, $100,000 above the original contract, with better terms throughout. That buyer moved into first position and closed. Kendall carried repair negotiations through to the table. Sold fully furnished, with deeded beach access and Gulf views. The Seacrest Beach home closed in August 2026 for $1,695,000.

Situation

The seller came to Kendall through a friend's referral and was interviewing several agents. What decided it was the process: how the team works, how Compass pre-marketing actually operates, and who is already in the network before a property is public.

Strategy

Kendall walked the seller through Compass Private Exclusive and Compass Coming Soon to build exposure and demand ahead of a traditional MLS launch. Then she brought the buyer herself, which is the part a network does that an open market cannot.

Result

Under contract within seven days. The buyers were investors, so Kendall connected them with a CPA who specializes in cost segregation to help them understand potential depreciation and tax benefits. They finished the purchase planning to buy more the following year. The Sandestin townhome closed in October 2025 for $1,020,000, seven days from listing to contract.

What is a kick-out clause, and when would a seller use one?

A kick-out clause lets a seller keep marketing a home after accepting an offer that depends on the buyer selling their own property first. If a stronger offer arrives, the first buyer has a set window to remove the contingency or step aside. We negotiated one at Seacrest Beach. The backup offer that followed was all cash and $100,000 above the original contract.
