The short version

Regatta Bay is a gated golf and yacht community in Destin, Florida, set on Choctawhatchee Bay about 1.9 miles from the nearest public Gulf beach access. It is built around an 18-hole championship course and roughly 120 acres of protected woodland, with a clubhouse, pool, tennis, pickleball, and a marina. It fits full-time residents and families who want Destin's beaches and shopping without living in Destin's traffic. The tradeoff: short-term rentals are not permitted, so it is a place to live, not a place to run a rental.

Everyone wants to live in Destin. Almost no one wants to sit on US 98 in July.

That tension is the whole case for Regatta Bay Destin. It sits about a mile from Destin Commons and under two miles from the beach, but once you are past the gate, the town goes quiet. Kendall lived in Regatta Bay for 10 years, so we know it the way you only know a place after a decade of school runs, tee times, and evening walks around the lake. Here is what the community actually is, how it lives, what it costs you, and who should put it on the list.

Living in Regatta Bay, Destin FL | Gated Golf Community Tour Kendall Hood, who lived in Regatta Bay for 10 years, walks the gated golf and yacht community in Destin, Florida.

01

What Regatta Bay is: a gated golf and yacht community on the bay

Regatta Bay is a roughly 800-acre community on the Choctawhatchee Bay side of Destin, developed as a golf and yacht club. It has a staffed guard gate and seven neighborhoods inside it.

The course is the spine of the place. It is an 18-hole, par 72 layout designed by Robert Walker, formerly the lead architect for Arnold Palmer's design firm, and it is routed through wetland and preserve rather than bulldozed flat. Around it sit about 120 acres of protected woodland and roughly 28 acres of lake. The 16,000 square foot clubhouse overlooks Lake Regatta.

One detail locals love: the street names are nautical. Corinthian Place, for example, is named for the old sailing term for an amateur yachtsman. It is a small thing, and it tells you exactly what the place was built to be.

Regatta Bay is what Destin looks like when it is built around a golf course instead of a highway.

02

The club is the center of Regatta Bay life

In most Destin neighborhoods, social life happens out on 98. In Regatta Bay, it happens at the club.

What amenities does Regatta Bay have?

Golf, the clubhouse, a community pool, tennis and pickleball courts, a marina with a fishing dock, a playground, and a community room. The marina matters more than people expect. Choctawhatchee Bay is calmer than the Gulf, and having water access inside the community changes how often you actually use it.

How does it feel day to day?

Like a neighborhood, not a resort. Kendall's line for it is that your neighbors are also your tee time. You see the same people at the pool, on the courts, and on the cart path, and that is the point. If you are moving here full time, that kind of built-in community is hard to manufacture anywhere else in Destin.

03

Close to the beach, away from the traffic

Regatta Bay's real selling point is distance. Close enough to everything, far enough from the noise.

Driving distances from one Regatta Bay address (285 Corinthian Place), measured October 2026:

  • Destin Commons: 1.0 mile
  • Publix at Paradise Key: 1.1 miles
  • Pompano Street beach access, the nearest public Gulf access: 1.9 miles
  • Henderson Beach State Park: 2.8 miles
  • Destin Harbor: 5.4 miles
  • Destin-Fort Walton Beach Airport (VPS): 17.4 miles

Source: driving routes calculated from verified coordinates for our 285 Corinthian Place listing file, October 14, 2026. Distances vary by address inside the community.

Groceries and Destin Commons are a quick run, and the beach is a short drive, not a trek. You still use 98 to reach the harbor or head west, so you do not escape traffic entirely. You just stop living on top of it. For a fuller look at what daily life here runs, read our breakdown of the real cost of living in Destin.

If you want to live in Destin without the Destin traffic, Regatta Bay needs to be on your list.

04

Why Regatta Bay works for families

Regatta Bay works for real life, not just for a week in June. That is the difference between a vacation community and a neighborhood.

There is a playground, a community pool, and a gate that keeps through traffic out, so kids can bike the streets. The schools zoned for 285 Corinthian Place are Destin Elementary, rated 10 out of 10, and Destin Middle, rated nine out of 10, per the school ratings on its MLS listing. Destin Middle is 0.8 miles away.

Two honest notes. Destin Elementary sits about 5.9 miles west near the harbor, so it is a drive, not a walk. And the zoned high school, Fort Walton Beach High, is rated five out of 10 on the same scale. Zoning can change by address, so confirm it with the Okaloosa County School District before you buy.

What you give up in Regatta Bay

We would be doing you a disservice if we called this a perfect fit for everyone. Here is the other side.

No short-term rentals. Short-term rentals are not permitted in Regatta Bay. If you need rental income to carry the house, this is the wrong community, and it is better to know that before you fall for a kitchen. If renting matters, start with our guide to Destin condo investment instead.

You are not on the Gulf. Regatta Bay is a bay and golf community. The beach is close, but you are driving to it. If walking to the sand every morning is the dream, look south of 98.

HOA rules and dues. It is a deed-restricted, gated community with mandatory dues. For 285 Corinthian Place, dues are $1,075 per quarter and include yard irrigation water. Dues and rules can vary by neighborhood, so read the documents for the specific home.

Golf is not automatic. The course is listed as semi-private, and club membership is separate from buying a home. Ask the club about membership options before you assume the tee time comes with the deed.
