A buyer touring a gulf-front condo in WaterSound Beach this year will likely hit the same line in the listing notes that stops a lot of offers cold: a special assessment, still outstanding, tied to the multi-year exterior refurbishment moving through the WaterSound Crossings buildings. The work started in March 2025 and, per the construction notices attached to several units currently on the rental and resale market, is expected to run through the end of 2026. Some sellers have already paid their share. Others are offering to credit the balance, and current listings in the broader Watersound market show assessment credits landing in the neighborhood of $25,000 on individual units.

That line item is real, and it is worth asking about before you write an offer. But it is not the biggest number hiding in a WaterSound Beach purchase. The bigger one sits outside the HOA budget entirely, in a membership that the community describes as optional and that almost no serious buyer actually treats that way.

What the listing price buys, and what it doesn't

As of 2026, WaterSound Beach breaks into roughly four price bands. Cottages run $2 million to $3 million. Condominiums run $2.75 million to $3.75 million. Interior homes that aren't gulf-front run $2.8 million to $6 million. Gulf-front homes clear $10 million.

Whatever band you're shopping in, your HOA dues cover the same basic things: community pools, a fitness center, and the boardwalks that carry residents over the protected dunes to the beach. That is a real amenity set, and in a community where St. Joe kept more than half of 1,400 acres in preservation between two coastal dune lakes, the walk itself is part of what you're paying for.

What HOA dues do not cover is the Watersound Beach Club: the gulf-front facility with two zero-entry pools, a lazy river, two dining venues, and the Sunset Bar. They also don't cover golf at Shark's Tooth, Camp Creek, or The Third. For that, you need a separate Watersound Club membership, and the only tier available to a WaterSound Beach buyer is Lifestyle. Beach & Sport, the lower-cost tier, is reserved for Camp Creek owners.

The membership that isn't required, until it functions like it is

According to the club's own FAQ, membership is application-based, subject to approval, and requires a full criminal and financial background check. Initiation fees and monthly dues are set by the club and can move over time. Right now, current figures put Lifestyle membership at roughly $75,000 to join and about $1,200 a month after that.

Here's what makes this a genuine planning problem rather than a footnote: that number has not been flat.

In four years, the initiation fee nearly doubled. Over the club's life, it has grown almost fourfold in dollar terms alone, before accounting for the fact that the earliest members had a partial refund provision that current pricing doesn't carry. A buyer running a ten-year ownership model on a WaterSound Beach purchase who assumes today's club pricing holds steady is almost certainly underbudgeting.

Membership is technically a choice. Practically, if you're buying in WaterSound Beach for the reason most people buy there, the beach club pools, the golf, the on-site dining, you're going to want it. That turns an optional line item into a cost of entry that just doesn't show up in the purchase price or the HOA disclosure.

Same list price, different real number

This is where two buyers looking at similar homes can end up with very different ownership budgets, even before either one negotiates.

Take a $4 million property. Between HOA fees and property taxes, WaterSound Beach runs somewhere around $41,000 to $49,000 a year. WaterColor, its closest comparison point on the corridor, runs higher on that same basis, closer to $50,000 to $56,000 a year, largely because WaterColor's built-in beach club access is folded into costs that WaterSound Beach keeps separate.

That makes WaterSound Beach look like the cheaper hold, until you add the club. Layer in a $75,000 initiation fee and $1,200 a month, and the gap between the two communities narrows considerably. The community that looked like the value play on a spreadsheet stops looking that way once you price in the amenities most buyers actually came for.

None of this means WaterSound Beach is a bad buy. It means the sticker price and the HOA disclosure are not the same as the real number, and the difference is large enough to change which community makes sense for a given buyer.

Why buyers still write the check

The rental math helps explain why. Gulf-front homes in WaterSound Beach can approach $250,000 in annual gross rental income. Condos and interior homes typically land between $80,000 and $150,000. Short-term rentals are permitted throughout WaterSound Beach with no community-level ban, which sets it apart from neighboring Watersound Origins, where rentals are more restricted. For an owner who rents part of the year, club membership and the assessment on a Crossings unit both become line items to run against expected income, not simply costs to absorb.

That's a different conversation than the one most listings invite you to have. A listing price tells you what you'll pay to close. It doesn't tell you what you'll pay to actually live the way the marketing photos suggest, or what a building-wide construction project happening right now might mean for your first year of ownership.

What to ask before you write an offer

A few questions turn this from a surprise into a planning exercise.

Ask whether the specific unit or lot has any outstanding special assessment tied to the Crossings refurbishment, and get the dollar figure and payment status in writing rather than relying on the listing summary. Ask whether the seller is offering to cover any remaining balance as part of the deal, since that has become common practice on active listings in the area.

Ask for a current, written club membership quote before you assume Lifestyle pricing. The club states plainly that initiation fees and dues can change, and a quote from a year ago won't reflect where pricing sits today.

Build your holding cost estimate around HOA dues, property taxes, and club costs as three separate lines, not one combined guess.
