Living Off 30A: Why Locals Choose Grand Boulevard Area

  • The Kendall Hood Collection
  • October 8, 2026

The short version

The place South Walton locals go all year is Grand Boulevard in Miramar Beach, and it is not on 30A. It sits just off US 98, next door to Sandestin Golf and Beach Resort, with a Publix, a Saturday farmers market that runs year-round, restaurants, a movie theater, and a live theater company. That is why living off 30A deserves a real look. You give up the 30A address, and you get easier everyday living: groceries, errands, and dinner without the summer crawl down a two-lane road.

People say "30A" when they mean all of South Walton. Buyers do it, visitors do it, and honestly, we do it too. It is a brand as much as a road.

But watch where locals actually spend a Tuesday. A lot of them are not on 30A at all. They are at Grand Boulevard, parking a golf cart outside Publix, grabbing lunch with a friend, or walking the farmers market on Saturday morning. If you are thinking about living off 30A, this is the part of the map most buyers skip. Here is what is there, who it fits, and the honest tradeoffs.

Watch

Kendall walks Grand Boulevard, where the farmers market, the Publix golf carts, and the lunch crowd show what everyday life in South Walton actually looks like.

01

30A is a road, not the whole region

County Road 30A is a scenic road that branches off US 98 and runs along the Gulf through communities like Dune Allen, Grayton Beach, Seaside, WaterColor, and Rosemary Beach. South Walton is the bigger thing. It is the whole southern stretch of Walton County, and it includes Miramar Beach and Sandestin on its western side.

That matters when you shop for a home. If your search stops at "30A," you are cutting out a part of South Walton where a lot of everyday life happens. Miramar Beach sits west of where 30A begins, closer to Destin and the Destin-Fort Walton Beach Airport than the eastern 30A communities.

South Walton is where people live. 30A is one road through it.

02

What Grand Boulevard actually is

Grand Boulevard is an open-air town center at 495 Grand Boulevard in Miramar Beach, just off US 98. It is next door to Sandestin Golf and Beach Resort but runs independently of it. According to Grand Boulevard, it holds about 765,000 square feet of retail and restaurant space, plus Class-A offices and hotels.

Here is what that means in real life. There is a Publix at 725 Grand Boulevard. There are restaurants like Another Broken Egg Cafe, Fleming's, Cantina Laredo, La Luna, and Perla. There is an AMC Boulevard 10 movie theater and the Emerald Coast Theatre Company. And there are shops people actually use, from Williams Sonoma to Warby Parker.

Next door, Sandestin itself covers about 2,400 acres between the Gulf and Choctawhatchee Bay, with more than seven miles of beach and bayfront and four golf courses, per the resort. Put the two together and you have beach, bay, golf, groceries, and dinner inside a very small radius.

03

Why locals go there all year

Locals go to Grand Boulevard because it works in February, not just in July. A lot of South Walton is built around the summer visitor. Grand Boulevard is built around errands, and errands do not take the winter off.

The Saturday farmers market

The Grand Boulevard Farmers' Market runs every Saturday, year-round, from 9 a.m. to 1 p.m. at Grand Park, 600 Grand Boulevard. Year-round is the key word. It is a standing weekly habit for people who live here, not a seasonal event for people passing through.

The golf carts outside Publix

This is the local tell. Golf carts parked outside a grocery store mean people live close enough to run errands without a car. That is not a vacation behavior. That is a neighborhood behavior.

If you want to know where people actually live, look at where they buy groceries.

04

What living off 30A gets you

Living off 30A trades an address for convenience. For a lot of buyers, especially full-time residents, that is the better deal.

Is daily life easier off 30A?

Usually, yes. 30A is a two-lane road, and in summer it moves like one. Near Grand Boulevard, you are close to US 98, a full grocery store, restaurants, and services. The Saturday errand run takes an hour, not an afternoon.

Do you still get the beach?

Yes. Miramar Beach has its own Gulf frontage, and Sandestin has more than seven miles of beach and bayfront. You are not choosing between convenience and the Gulf. You are choosing which stretch of the Gulf.

What kinds of homes are there?

Miramar Beach and Sandestin run from resort condos and townhomes to single-family homes and gulf-front property. That range gives buyers more ways in than some 30A communities, where inventory can be thin and tightly controlled. Browse current Miramar Beach homes for sale to see the spread.

05

What you give up

We would be doing you a disservice if we pretended off 30A was a free upgrade. It is a trade, and here is the other side of it.

  • The 30A name. Some buyers want the address, and some future buyers will pay for it. If resale cachet is part of your plan, that is a real factor, and it is fine to weigh it.
  • The small-town feel. Seaside, Grayton, and Rosemary Beach each have a walkable town center with a distinct design. Miramar Beach is more spread out and more commercial. Convenient, yes. Charming in the same way, no.
  • Resort traffic. Sandestin is a major resort, and US 98 through Miramar Beach gets busy in season. You avoid the 30A crawl, but you do not avoid traffic entirely.
  • Rental and HOA rules. Condo and resort communities here each set their own rules and fees. If you plan to rent the property, read our breakdown of short-term rental rules in Miramar Beach and Sandestin before you fall for a unit.

06

Who should look off 30A

After enough of these conversations, the pattern is clear.

Off 30A

Off 30A tends to fit full-time residents, families who want groceries and activities close by, buyers who fly often and want to be closer to the airport, golfers, and anyone who wants a boat on the bay and a beach on the Gulf. Nevan Farias on our team farms Sandestin, so if this side of South Walton is on your list, he knows it street by street.

On 30A

On 30A tends to fit buyers who want a specific town like Seaside or Rosemary Beach, people buying the address as part of the value, and second-home owners who want to walk to a town square and do not mind the summer traffic.

If you are still choosing between the two resort-side options, read Miramar Beach or Sandestin: how to choose. If you are earlier than that, start with our 30A relocation checklist.

Frequently asked questions about living off 30A

Is Grand Boulevard on 30A?

No. Grand Boulevard is in Miramar Beach, just off US 98, west of where 30A begins. It is part of South Walton but not on the 30A road itself.

Is Grand Boulevard part of Sandestin?

No, though the name makes it sound that way. Grand Boulevard is a separate town center that sits next door to Sandestin Golf and Beach Resort and operates independently of it. Many Sandestin residents and guests use it as their go-to spot for groceries, dining, and shopping.

When is the Grand Boulevard farmers market?

Every Saturday, year-round, from 9 a.m. to 1 p.m. It is held at Grand Park, 600 Grand Boulevard in Miramar Beach. Check the market's listing before you go, since schedules can change for weather and holidays.

Is it worth buying a home off 30A?

For many buyers, yes. Living off 30A usually means easier daily errands, less summer traffic, and more types of homes to choose from, while still being close to the Gulf. The tradeoff is the 30A address, the small-town feel of communities like Seaside, and whatever resale premium the address carries.

What is the difference between Miramar Beach and 30A?

Miramar Beach is on the west side of South Walton, closer to Destin, with resort condos, Sandestin, and Grand Boulevard. 30A is a scenic road farther east, lined with smaller planned beach towns like Seaside, WaterColor, and Rosemary Beach. Miramar Beach is more convenient and more commercial. 30A is more walkable and more design-driven.

Is Miramar Beach part of South Walton?

Yes. Miramar Beach is in Walton County and is part of South Walton, along with Sandestin and the communities along 30A. It is the western edge of the region, next to Destin.

08

The bottom line on living off 30A

30A gets the name, but a lot of real South Walton life happens off of it. Grand Boulevard is the proof: a year-round farmers market, a Publix with golf carts out front, and restaurants that are just as busy in January. Living off 30A trades the address for convenience, and for full-time buyers, that is often the smarter trade.
